What to Expect - The Selling Process

Below are some of the steps that you will need to walk through during the buying process, and what you may experience along the way. We are here to help you through the process!

Listing Your PropertyListing your property can feel overwhelming. However, we have simplified the process into easy steps and we are here to help you along the way.

Preparing to Hit the Strong

  • Pricing your property to a market-supported price is the #1 most important thing in getting your property from listed to SOLD.
  • We will provide you with professional photography. Photos can do a lot to sell the home before the prospective buyers ever visit it in person.
  • We will provide you with some homework that gives us all of the information we need to answer questions about your property and properly market it.

Showings

  • We will coordinate showings according to what your schedule allows, the more open you can be for showings the better
  • Showings can get canceled last minute. It can happen for a number of reasons, as frustrating as it can be it is part of the process. We will do everything we can to give you as much notice as possible.
  • We do everything in our power to gather beneficial feedback from the buyer’s agent. As soon as we do we will forward it to you.

Receiving an Offer

  • We will send all offers we receive as soon as possible to review. We will give you our professional opinion on all the strengths and weaknesses of all offers with the best advice we can provide on how to move forward.
  • Once an offer is received, you can accept, counter, or reject it.

Under Contract

  • Once a counter has been accepted we will follow up with you on all important dates and what steps you will need to take along the way.
  • Inspections can feel intimidating but they are important for the buyers.

    • If they find something of issue they will send an inspection notice. This can feel scary, but it is a normal part of the process and we will be here to help you negotiate this.
  • You may feel anxious during this time. Just remember we’ve got your back; if it’s meant to be, it will be.

Closing

  • Upon closing ALL PERSONAL BELONGINGS must be removed from the property, unless it has previously been communicated that they are staying with the property.
  • Final Walk-Through - The buyers may want to schedule a final walk-through to check on the state of the property and ensure that everything that is conveyed (included with the sale) with the property is still in place.
  • The actual closing date can be a moving target but we do everything in our power to get to the closing table on the scheduled date.
  • Getting to the closing table can often be exciting, yet intimidating. We will be at the closing with you for any last-minute questions or concerns.
  • We work very closely with the Title office to make sure that everything is done and ready for you on time.
